How often should the chimney actually be swept?

Use is what drives it, not the calendar. A standard sweep and inspection runs about an hour to ninety minutes. If there's heavy buildup, a blocked flue or a second flue in the same stack, figure longer. The vacuum stays sealed at the opening the whole time, and we pack out what comes down. People are usually surprised there's nothing to clean up after.

Smoke rolling back into the room, a fire that won't draft no matter how you light it, or a sour smoky smell on a humid July day all point to a flue problem. Scratching or chirping overhead usually means birds or squirrels got in past a missing cap, and bits of mortar or brick in the firebox mean the liner or crown is coming apart. Caps and crowns around here take a beating from summer hail and the freeze-thaw cycling we get all winter, so a cap that's gone missing is common and worth calling about.

Why do two chimneys on the same street get different numbers?

Condition and access move it more than anything. A raised ranch with a short interior flue that's been swept yearly is a quick job; an older unincorporated-pocket house with a tall exterior stack, a steep roof, glazed creosote or two flues sharing one chimney takes real time and different tools. Animal removal, a missing cap, or a crown that's cracked through add work beyond the sweep itself. We look at it first and tell you what it is before we touch anything, and the estimate costs you nothing.

My fireplace runs on gas — does that still need service?

Accepted Answer

Yes, just not for creosote. Gas units need the pilot assembly and thermocouple checked, burner ports cleared, logs set in their correct positions, the glass pulled and cleaned, and the gasket and venting looked over. A gas insert that lights slow, smells off, or sooties up the glass is telling you something, and that's worth a visit before January.
